- Project Spotlight: Kitchen Remodel Near Wichita, KS
Many of our Wichita remodeling clients in the area complain about their small, outdated kitchens. Today the trend is open concept—the kitchen and living area open to each other—so that you can enjoy your family or friends as you prepare things in the kitchen. Entertaining is very important for many people and small, cramped kitchens make that priority difficult, if not impossible. Our clients in Wichita’s neighboring Haysville, KS were frustrated by the cramped space in their existing kitchen. They wanted a kitchen remodeling project to use an open concept design. The existing golden oak cabinetry and compartmentalized rooms were outdated and they wanted a new look. We worked with a local designer who designed the space and finalized the selections. The first thing we did was remove the cabinetry and demolish the wall that separated the dining room and kitchen. This immediately gave the space a much more open feel. The photo pictured below is an angle from the living room looking into the kitchen showing how much bigger the space looks! These next few pictures show a very large island in the center of the room. The client previously had a table just off the kitchen where they would eat less formal meals. We removed that table and made room for this island that serves many purposes – storage from both sides of the island, eating spot, food prep space, and location for the cooktop. The next two pictures show a wall oven with a microwave on top of the oven. It is a great idea to put the microwave in a cabinet to clear space on the countertop. We were also able to give them prep space on the right side of the oven and microwave. The picture below shows the huge amount of space on the sink side of the kitchen. As you can see, redesigning this kitchen created much more usable storage and work prep space than the previous kitchen. This picture shows another project we tackled while we remodeled the kitchen. We removed the “half wall” on the sides of the stairwell and installed new newel posts and wrought iron balusters. This continued to help with the open concept feel our client was trying to achieve. These pictures show the updated flooring as well. We removed the existing flooring, installed a new underlayment and installed a groutable Luxury Vinyl Tile. This tile looks just a ceramic or porcelain tile that we’re used to seeing in Wichita, KS, but the labor cost to install is less than traditional ceramic tile, it is softer and warmer on your feet. We applied a specialty grout in between the tiles to finish the authentic look. Click here to see some of the other kitchens we’ve completed!
- Why Waterproofing Your Shower Is Non-Negotiable
Waterproofing a shower can be expensive, and it’s tempting to cut corners by skipping it altogether—installing tile directly onto the walls and assuming that will be enough. Unfortunately, that assumption can lead to costly damage down the road. I’ve had this conversation with many clients, and time and time again, I’ve seen the consequences of inadequate waterproofing. Just recently, while working on a primary bathroom addition outside of Wichita, we uncovered a shower that was only a year old, yet already leaking. The water damage had begun rotting the framing members of the house. At first glance, the shower looked fine. But when we opened up the back side, we saw the real problem. (See the photos above.) In one image, you’ll notice a white square—that’s the back of a shampoo niche. On the bathroom side, everything appeared perfect, but behind the walls, water had been seeping through, causing hidden but serious damage. Now, imagine what that leak would do over 10 years! How We Prevent Shower Leaks at Pinnacle We take extra precautions to ensure our showers never leak, using Schluter Waterproofing Systems. This advanced system creates a completely waterproof barrier, preventing moisture from ever reaching the framing of your home. Unfortunately, many showers we remove in Wichita were not waterproofed correctly. Early in my career, I was taught to install HardieBacker board and tile directly over it—an approach that seemed solid at the time. However, after years of tearing out failed showers built this way, we’ve seen firsthand that this method doesn’t stand the test of time. I first learned about Schluter products in college, and we’ve been using them for years with great success. We’ve never had an issue with leaks since switching to this system. This experience reinforced one of our core values at Pinnacle: Continuous Improvement. We’re always looking for ways to refine our processes and deliver the highest-quality work for our clients. If you’re considering a shower remodel, make sure your contractor prioritizes waterproofing—it’s the difference between a stunning, long-lasting shower and costly damage down the road.
- Wichita Master Bath Remodel at Waterwalk
As with many of our Wichita clients seeking a bathroom remodel , these homeowners wanted a larger shower and more vanity space. The primary goal of the project was to incorporate a dry vanity with a seating area while maximizing the available space. However, space was limited, requiring a strategic approach to achieve their vision. BEFORE The existing whirlpool tub was rarely used, so the first step in the remodel was its removal, along with all associated tile. This allowed us to install a built-in dry vanity with additional storage, fulfilling our client's top request. To enhance the cabinetry, we opted for a stained maple espresso finish. Since our client was not satisfied with the color of their existing vanities, we painted them and updated the hardware to refresh their appearance and tie them in with the new cabinetry. BEFORE Existing Cabinets, Painted Shower Expansion Another key request was to enlarge the shower. We were able to achieve this within the existing footprint by constructing a larger shower enclosure. BEFORE To improve functionality and maintain a clean aesthetic, we incorporated two built-in shampoo and soap niches, keeping shower essentials neatly tucked away. New Walk-In Shower Custom Shower Niche Custom Features Shower Installed a custom Onyx shower base for durability and style. Selected sleek rectified tile with fine vertical lines for a modern touch. Upgraded to brushed nickel fixtures and coordinating tile trim. Utilized the Schluter waterproofing system to ensure a long-lasting, leak-proof shower. Installed heavy-duty frameless shower glass for a clean, contemporary look. Water Closet Storage is often a concern in Wichita bathrooms, so we custom-built a cabinet above the toilet to provide additional storage space. New Cabinetry in water closet To enhance the design, we installed 24” x 24” tiles on the walls, adding a sophisticated touch. Additional Upgrades Painted the existing cabinetry and retained the vanity tops and faucets to manage costs while achieving a high-end finish. Installed a new Quartz countertop for the dry vanity, featuring a sleek, concrete-like aesthetic. Choose luxury vinyl tile flooring, which mimics ceramic tile but offers a warmer feel underfoot. Updated trim work in both the bathroom and master bedroom, opting for a clean, contemporary 1x4 baseboard. Added a stylish floor-length mirror adjacent to the dry vanity to complete the space. - Open Floor Plan Pros and Cons: Decide What's Right for Your Home
By Christian Raab Open floor plans have become a hallmark of modern home design, and for good reason. They offer a sense of space, light, and connectivity that traditional floor plans often lack. However, before you start removing walls, it's crucial to understand the full picture. At Pinnacle, we believe in designing spaces that fit your lifestyle, not just following trends because they are all the rage. If you are considering opening up your kitchen and dining area to foster an open concept home, it's important to think through the many benefits and potential downsides. Let's explore the pros and cons of open floor plans to help you decide if this concept is right for your next remodel. Pros of Open Floor Plan Concepts Great for Entertaining One of the biggest benefits of an open floor plan is the ability to connect with family members and friends. If you enjoy entertaining guests, an open layout gives you more space to cook, socialize, and relax in a great room - one room without physical barriers that feels cohesive and inviting. You won't feel isolated preparing meals in the kitchen while everyone else enjoys the living space. This setup has been a game changer for my family. We love having guests, and the open floor plan helps us do that more effectively. With a large dining room table, we can host seated dinners, or we can make the whole main floor an entertainment space as people mingle and chat. It's a night-and-day difference from when our kitchen and dining space were in distinct rooms. Increased Natural Light Another advantage of open floor plans is the seamless flow of natural light. This design creates a more open and airy feel. It not only brightens your home but also fosters a warm, welcoming atmosphere. Whenever possible, we like to incorporate large windows and glass doors to make it feel even brighter and spacious. Improved Traffic Flow With a large family, I've found that an open layout significantly reduces bottlenecks caused by narrow hallways and small doorways. Whether you're entertaining friends or just moving from the kitchen to the living room, the larger space feels more accessible. This user-friendly design is better at taking advantage of your main floor's square footage so that your home is easier for everyone to navigate. Cons of an Open Concept Floor Plan While there are many advantages, open floor plans have some drawbacks, too. It's important to be aware of these challenges before making a decision. Less Privacy One downside is the lack of private spaces. With fewer walls, it may be difficult to find a quiet spot when needed. For those who work from home, have young children, or value solitude, this openness can present challenges. There have been many moments where I wished for a home layout with different rooms so that I would have a secluded area to focus on my book! Sound Travels Easily Another consideration is acoustics. Open spaces mean that sounds carry more freely. Conversations, TVs, and kitchen noise can create a livelier, sometimes noisier environment—especially if you have kids like I do! My wife often wishes we had a separate room for watching our Sunday Pittsburgh Steelers games. Is an Open Concept Layout Right for You? Ultimately, the decision comes down to how you live. Consider your lifestyle and needs when deciding on an open floor plan. It can be a fantastic addition for some families, while others may miss the boundaries and privacy that traditional layouts offer. Final Thoughts on Open Floor Plans In conclusion, open floor plans offer both benefits and drawbacks. They promote social interaction, enhance natural lighting, and improve traffic flow within the home. However, they can also lead to the challenges of reduced privacy and increased noise levels. Before you commit to a remodel, make sure to weigh these factors thoroughly. An open floor plan can indeed transform your home, but it's essential to ensure it aligns with your daily life and family dynamics. If you're considering a remodel and want to explore the potential of open floor plans or any other design concepts, feel free to reach out to our team at Pinnacle. We're here to help create a space that reflects your lifestyle and feels like home. Written by: Christian Raab Christian is the founder and owner of Pinnacle. - Worried About Remodeling Price Increases?
Our Fixed-Price Agreement Solves That By Christian Raab I had a client come to me the other day, concerned about tariffs and price increases. He was concerned that if the tariffs caused the material of his project to go up that we would be raising our prices on him. I completely understand his concern. We’ve all heard the horror stories: A project starts with one price and ends with a final invoice that’s thousands—sometimes tens of thousands—higher than expected. Whether it’s surprise fees, vague allowances, or market-driven “adjustments,” those extra costs can derail your experience and your finances. At Pinnacle, we don’t believe in surprises . That’s why we use fixed-price agreements. What is a Fixed-Price Remodeling Agreement? A fixed-price agreement means the price you agree to at the start is the price you pay at the end. Period. It doesn’t change due to shifting material prices, labor shortages, or global supply issues. We take the risk so you don’t have to. You’re not paying for uncertainty—you’re paying for results. No Escalation Clauses, No Hidden Fees, No Surprise Extras Many contractors build escalation clauses into their contracts, giving them the ability to raise prices during your project if their costs go up. That includes increases in labor, material costs—and yes, even tariffs. In construction, there are a lot of variables, and it makes sense why there would be these additional costs. We’ve been seeing a lot of volatility in the market. Lumber prices spike at times, steel tariffs, fuel surcharges, and labor shortages. Our cabinet company recently sent an email saying they are now adding a “tariff surcharge” to the invoices for the foreseeable future. I’m not exactly sure what that means, except that it’s another cost. Why a Fixed-Price Agreement Makes Remodeling Less Stressful At Pinnacle, we don’t pass those costs onto the customer after the fixed-price remodeling agreement is signed. So you can rest easy and know that unless you make a change to our scope, you will pay exactly what you signed up for! Here is what I told our client who was concerned about the tariffs and price increases: Let’s call him Bob (That’s not his real name). “Bob, you have signed an agreement with us, and you will not pay a dime more than what that agreement says. If the tariffs cause the lumber to double, you will still pay the same amount. If concrete goes up 10%, you will not pay any more than what your agreement says. We will cover everything. You’ve signed a fixed price agreement and it will stay fixed until we are finished.” That seemed to set his mind at ease. It is a large project, and even small percentages can cause the price to rise substantially, and that was his concern. Guess what? The concrete cost did go up a little bit, and we didn’t charge him any more. Remember that cabinetry “tariff surcharge” I told you about earlier? We didn’t pass it on either! Yes, we did lose a little money on those things, but what is more important to us is our clients' trust! - Why a Clear Plan Is the #1 Thing Missing from Most Wichita Remodeling Projects
By Christian Raab I recently met with a homeowner, let’s call them the Jones family, though that’s not their real name, to discuss their bathroom remodel project. They were frustrated because they had just started the construction process, and they had already hit a roadblock. The bathroom was demolished, but the contractor had forgotten to order the vanity for the job, so the project was on hold for at least two months. Now, the contractor was busy and wasn’t returning their calls. At this point, the Jones family had a vanity in their living room , a demolished bathroom, and were not sure if they had someone to do the work anymore. If you’ve ever talked to someone who’s been through a remodel, you’ve likely heard the horror stories… “We had no idea what it would really cost.” “The contractor ghosted us halfway through.” “We kept having to make decisions on the fly — it was so stressful.” Here’s the truth: the #1 thing missing from most Wichita remodeling projects isn’t money or materials — it’s a clear, detailed plan . And without that plan, your dream home can quickly become a nightmare. The Problem: Remodels Often Begin Without Direction Whether you’re updating your kitchen in College Hill, finishing a basement in Riverside, or adding a bathroom in Eastborough, the most common mistake Wichita homeowners make is starting construction without a roadmap. They jump in with a general contractor or multiple disconnected vendors -- and it’s very understandable! I started a patio project in my backyard last summer and I ended up with a pallet of pavers in my driveway for about a year because I didn’t have a plan. Everyone’s trying to do their part — but no one’s fully responsible for the entire picture . The Result? Scope creep Missed deadlines Budget blowouts A whole lot of stress Why a Clear Plan Changes Everything At Pinnacle, we believe your remodeling experience should be organized, transparent, and enjoyable — not chaotic and confusing. That’s why we follow a proven design-build process that starts with a crystal-clear plan before any demo begins. Here’s how it works: Our Design-Build Process (Explained) 1. Discovery Meeting We start by listening. What does your ideal space look like? What’s your lifestyle? Your budget? We ask the right questions to help clarify your vision. 2. Design + Planning Our team develops a concept with your input. You’ll get: 3D renderings Material selections A detailed timeline A real-world estimate 3. Build With Confidence When construction begins, everything’s already been decided. That means fewer surprises, fewer delays, and a much smoother experience. Why Wichita Homeowners Are Switching to Design-Build Traditional remodeling leaves you piecing everything together yourself. Design-build puts everything under one roof — design, planning, permits, construction — all managed by a single, accountable team. It’s remodeling made smarter, with less stress and better results. - High-Quality Cabinetry: The Key to a Successful Remodel
By Christian Raab We recently completed a home remodeling project for a client in East Wichita. Do you know why they chose to remodel? You guessed it! A few of the cabinets were literally falling apart and coming off the wall. They weren’t that old, but with heavy plates and serving dishes, the particleboard construction of these cabinets just couldn’t hold up. Why You Should Invest in Quality Cabinets So why settle for cabinets that won’t last five years? I completely understand—it’s tempting to go with the big-box cabinet deals you see advertised everywhere. But here's the truth: Cheap cabinets are one of the fastest ways to ruin your remodel investment. They may look decent for a year or two, but behind those shiny doors, you’re dealing with: Flimsy particleboard that warps with humidity Weak joints that loosen over time Finishes that chip and peel faster than you can say “soft-close hinge” If you’re remodeling your Wichita home—especially your kitchen, bathroom, or mudroom—you deserve cabinetry that’s built to last. Let’s break down what that looks like. What High-Quality Cabinets Should Include (But Often Don’t) Plywood Cabinet Boxes Forget particleboard. Plywood boxes are stronger, more moisture-resistant, and won’t sag or crack with daily use. Dovetail Drawers If your drawer joints are stapled or glued, that’s a red flag. Dovetail construction means interlocking joints—stronger, more elegant, and made to last for decades. Durable, Professional Finishes Spray-painted particleboard isn’t a finish—it’s a shortcut. Many times, cabinetry is finished with cheap lacquer finishes overseas and won’t hold up over time. Soft-Close Hardware This isn’t just about luxury—it protects your investment. Soft-close hinges and glides reduce stress on the cabinet structure, keeping everything intact longer. Wichita Cabinetry, Built for Real Life At Pinnacle, we design and build custom cabinetry for Wichita homeowners who care about quality—not just appearances. Whether you're remodeling in College Hill, Andover, or Eastborough, your cabinets should: Match your style Maximize your space Stand up to everyday life We work with local and regional cabinetmakers who share our commitment to quality—using solid construction, premium materials, and timeless craftsmanship. The Hidden Cost of “Builder Grade” Cabinets That "deal" on cabinets might seem like a win—until: Doors start warping Drawers stick or fall off the track Finish starts peeling in your high-humidity Kansas summer Remodeling is an investment—cabinetry is one of its biggest line items. Why cut corners on the very thing you use every day? Our Design-Build Process = No Cabinet Regrets As a Wichita-based design-build company, we don’t just throw in whatever cabinets “fit the budget.” We help you make informed decisions—and we build around your priorities. From 3D cabinet renderings to curated finish samples, you'll see your cabinetry plan come together before a single board is cut. If you're planning a kitchen or bath remodel in Wichita, don’t gamble with low-quality cabinets! For more information, please visit our website at PinnacleRemodel.com . The Importance of Choosing the Right Materials Choosing the right materials is crucial for your cabinetry. High-quality materials ensure durability and longevity. When you invest in solid wood or high-grade plywood, you’re making a choice that will pay off in the long run. Why Solid Wood? Solid wood cabinets offer a timeless appeal. They can be refinished, painted, or stained to match your evolving style. Unlike particleboard, solid wood withstands wear and tear. It’s resistant to moisture and temperature changes, making it ideal for kitchens and bathrooms. The Role of Hardware The hardware you choose also matters. High-quality hinges and drawer slides can make a significant difference in functionality. Look for options that come with warranties, as they often indicate better craftsmanship. Customization Options Custom cabinetry allows you to tailor your storage solutions. Think about your specific needs. Do you need deep drawers for pots and pans? Or perhaps pull-out shelves for easy access? Custom options can maximize your space and enhance your kitchen's efficiency. Conclusion: Invest Wisely In conclusion, investing in high-quality cabinetry is essential for a successful remodel. Don’t let the allure of cheap cabinets lead to regret. Choose materials and craftsmanship that will stand the test of time. With the right choices, your kitchen or bathroom can be both beautiful and functional. - Seven Qualities My Grandpa Taught Me That Guide Me Through Work, Business and Life
I have fond memories of my grandfather growing up, memories that feel even more meaningful now as I reflect on them in my own adult years. I grew up in Pittsburgh, PA, and my grandparents lived here in Wichita, KS. About once a year, they would make the trek out to Pittsburgh. One thing about grandpa was that he always wanted a project to work on when he came. I remember as a young boy watching my grandpa work around our house on many remodeling projects, ranging from a bathroom remodel to a room addition . I was probably 7 or 8, and he gave me a hammer and some nails to “practice” hammering into a board. As I got older, he kept encouraging me in his kind and respectful way, offering a patient listening ear and letting me get more involved in the remodeling projects. I believe I developed my love for woodworking, building, and remodeling from my grandpa. I was fascinated by it early on. He is a good man, and I still faithfully apply my grandfather's teachings and positive choices in my work, business, and life. Even now, I find myself returning to those lessons during quiet moments, realizing how deeply they were shaped by simply spending time together, learning through example rather than instruction. Although today's world is different than the one that he grew up in, the grandfather qualities I observed in him still mean the world to me, and I have tried to take them on as my own. In this post, I would like to share seven qualities my grandpa taught me about work, business, and how to live life that have shaped my character, given me wisdom, and ensured that I value honesty and respect in every project that I take on. Seven Teachings From Grandpa That Still Hold True Use Straight Boards (Quality is Key) We were working on a bathroom remodel, and I remember spending hours at Home Depot looking for the best lumber. He wasn't going to settle for warped or crooked lumber. We would eye down the lumber and go through so many 2x4s (I'm sure Home Depot was not pleased with us) until we had what we needed. He explained to me that this framing material needed to be top quality in order for our bathroom to turn out well. Maintain Your Stuff I'm not sure how many scoldings I received for leaving my bike or my shovel outside overnight. He was an advocate for taking care of your things. It revealed pride in what you had. As I got older he taught me the value of making sure your saw blades are sharp so they cut the wood nice and clean. It was one of his most unique traits, and I still try to take care of my own things now in honor of his teachings. Work Hard I'm not sure if I know anyone who was as hard a worker as my grandpa. He grew up in the Great Depression and had to work for everything. He had a small farm in his young adult years, and we all know how much work that is. In my teen years and college years I remember thinking, “Wow, he just keeps going!” He has great perseverance regardless of his age. In my early adult years, my grandpa in his early 80s would still be coming over to help me on my house—roofing, demo, and carpentry—never hesitant to spend time working side by side with me. Unlike most older adults, he showed no signs of slowing down. He was a hard worker his entire life. He has lived his life revolving around and being fulfilled by hard work. For him, someone displays disrespectful actions if they don't give it their all, and time spent working is time well spent. Even in tough times, inner strength, courage, and dedication should translate into an honest day's work, one that anyone -- from his peers to his children and grandchildren -- would recognize and be proud of. Take a Break When noon rolled around, Grandpa would be dropping his tools and his tool belt and heading for the house. Without fail, my sweet grandma would have the table set and food on the table for her man. This was a sacred part of every work day. Grandpa would always make sure he and I would be nourished and hydrated so that we could power through and “get it done” after lunch. And Grandpa I don't think, could take a long lunch. He had an urge to get back to work right at 12:30. He long ago taught me the value of taking a small break in the day to rest and rejuvenate, but not to linger too long. Faith and Family are First Grandpa has an unconditional love for his family, including my grandmother, my parents, and all of our family members. His faith and his family are what drive him. He would do anything for his kids and grandkids. He never worked on Sunday but would go to church in the morning, and then we would gather around the table for lunch. These are such wonderful times that I look back on with fond memories, times when we could just talk, listen, and be in the same room together. It's what for me is the good life. His teachings mean the world to me, and he taught by example. From this one teaching, I learned to always try to face life with my priorities straight – it's hard to do that sometimes! Be Helpful I can't think of a more helpful person in my life than my grandfather. He is always on the lookout for ways to help people. He is known throughout his neighborhood for helping people--from catching rats in the basement to changing out a garbage disposal to picking up mail for his neighbors when they are away. He always stressed the importance of using his knowledge and abilities in service of other people. His attitude of helpfulness reminds us that life is better when you dedicate yourself to serving others. Of course it will be hard, but I hope that I can learn to be as helpful to others as Grandpa someday! Serve Your Customer After he retired, Grandpa had a few side businesses to keep him busy. Whenever someone called with a problem, he would call them back immediately and go take care of the problem. He always did a nice, neat job. He would communicate the problem and how he was going to solve it. His customers loved him and were constantly calling. He never treated them in a negative way, told lies, or spoke with anything but a clear sense of respect. While other teachings have served me well in my personal journey through life, this one stands out in my business. I want the story of my company to reflect this lesson, stressing the importance of honesty, truth, and problem-solving in every client interaction. It's not only the right way to do things, but it's a means to going to bed each night with pride and peace of mind. Integrating My Grandfather's Qualities in Our Own Lives I know this is not the typical remodeling contractor post you see on very many websites, especially for someone sharing these lessons for the first time in such a personal way. But I believe that business is about people and relationships. This article is a little bit about my story and the culture of our company, Pinnacle Remodel. You could say that Grandpa wrote my business plan for me. Christian and His Grandpa, Larry Reid, holding Weston Reid Raab who was named after Grandpa.
- Luxury Vinyl Plank in Wichita Homes: The Hidden Drawbacks You Need to Know
By Christian Raab Are you considering luxury vinyl plank (LVP) flooring for your Wichita home? It’s a popular choice—and at first glance, it’s easy to see why. You get water resistance, a hardwood look, and a budget-friendly price tag. But what if I told you we’re seeing LVP installations fail in ways homeowners aren’t expecting? I was at a local vendor event here in Wichita recently and got to talking with a flooring rep I’ve known for years. She mentioned something that immediately caught my attention: a growing number of LVP issues—specifically click-lock failures—showing up in Wichita homes. This wasn’t a national trend or something she’d read online. It was happening right here, in our market. And she’s not alone. We’ve seen it too. Now, let me be clear—I like LVP, and when chosen carefully, it can perform really well. But I also believe homeowners should know the downsides, especially when those issues aren’t talked about in showrooms or sales brochures. In this article, I’ll walk you through: What causes LVP failures in Wichita homes How floor truss spacing and subfloor deflection contribute to the problem Which LVP products perform better—and which don’t And what you should consider instead to avoid frustration (and extra cost) down the road LVP Locking Mechanism Problems: Why They Fail on Wichita Subfloors Luxury Vinyl Plank is a floating floor, meaning each plank clicks together and rests over the subfloor without adhesive. That design makes installation quicker—but also more vulnerable. Why? Because if your subfloor isn’t perfectly flat and rigid, the planks move. And that movement stresses the locking mechanism. Here in Wichita, many homes are framed with floor trusses spaced 24 inches on center. That wider spacing allows for subtle deflection or bounce in the flooring system, even when the subfloor is properly installed. Over time, we’re seeing: Planks that start unlocking Gaps forming between rows A spongy, unstable feel underfoot These failures don’t always happen right away and could show up 12 months down the road. Cheap LVP vs. Premium: What Wichita Homeowners Should Know We’ve tested a lot of LVP products at Pinnacle. Some of them hold up really well. But others—especially the thinner, more budget-friendly ones—simply don’t have the core strength or locking durability to withstand foot traffic and deflection. We’re not saying LVP is a bad product. But if you’re picking it based on cost alone—or choosing something off the shelf at a big-box store—you may be setting yourself up for disappointment. Here’s what we’re seeing with lower-end LVP: Gaps opening up within months Curling or lifting at the plank edges Excessive clicking or squeaking Premature wear in high-traffic areas And in homes with 24” trusses, even some mid-tier LVP options are struggling to stay locked. Floor Truss Deflection in Wichita Homes: The Hidden LVP Risk Let’s talk structure. Older homes often used joists spaced 16 inches apart. But today’s builds frequently use engineered floor trusses spaced 24 inches on center. Structurally, that’s still sound—but it introduces more bounce in the flooring system. That bounce, or deflection, isn’t a problem for every type of flooring—but it can be a dealbreaker for floating LVP. Better Flooring Alternatives for Kansas Homes If your home has 24” on-center floor trusses, consider these better-fit flooring systems: Hardwood Flooring – Longer lasting and more stable Engineered hardwood – More rigid, longer-lasting, and repairable. Tile with Schluter underlayment – Durable, water-resistant, and movement-tolerant. Subfloor reinforcement and/or a high-quality LVP– In some cases, we recommend adding another layer of underlayment or reengineering the subfloor for better support. So, What Should You Do Next? I’m not here to talk you out of LVP—far from it. We still recommend and install it when it’s the right fit. Because if your home has structural deflection or subfloor irregularities, floating LVP may lead to problems down the road—and no one wants to replace a brand-new floor two years after install. So before you commit, ask: What’s the structure under this floor? Will this product hold up to bounce and humidity? Are there better long-term options for my home? At Pinnacle, we help Wichita homeowners choose flooring that fits their structure, lifestyle, and long-term goals—not just what’s trending today. Let’s look at what will actually work in your home. - Wichita Room Addition Cost: What Wichita Homeowners Need to Know Before Building
By Christian Raab If you've ever wished your home had just a little more living space, you're not alone. Many Wichita homeowners reach a point where the layout that once worked no longer fits the way their family lives today. Maybe it's a growing family, the need for a dedicated home office, more storage space, or the dream space of a stunning primary suite. Whatever the reason, a room addition can be the perfect solution— but understanding the cost before you start is key to a successful remodel. Let's break down what you need to know about room addition cost in Wichita , KS, and how to plan wisely for your project so that it upgrades your existing home, increases property value, and fits your personal style. Average Room Addition Cost in Wichita In Wichita, most room additions fall between $100,000 and $250,000, depending on size, finishes, and scope. Smaller projects like a basic new bedroom addition might be lower, while larger, more complex builds, like adding a new master suite or expanding a kitchen, can move higher. For a full-service design-build remodeling company like Pinnacle, our budget numbers include design, higher-end materials, labor, and necessary permits to meet all local regulations. Every project is unique and has its own specific needs, but this range provides a realistic starting point for the cost of building additions so that you can start planning and refining your vision of how to use extra space in your home. What Drives the Cost of a Room Addition There's no one-size-fits-all formula for addition pricing. Several factors influence the final investment: 1. Square Footage and Foundation – More space means more foundation work, framing, and materials. 2. Roofline Complexity – Matching your existing roofline seamlessly can require additional structural work. 3. Utilities – Tying into plumbing, electrical, and HVAC adds costs, especially if relocation is required (which is often the case when an addition involves adding plumbing or expanded kitchen access). 4. Design & Permitting – Upfront design work, structural engineering, and specific permits from local authorities are essential to ensure your addition is safe and code-compliant. 5. Finishes & Selections – Flooring, tile, cabinetry, and fixtures vary widely in cost and are often where homeowners can tailor the budget to fit their style. 6. Things That Could Add to the Cost: Large Square Footage: More space increases materials, labor, and utility needs. Adding a Basement: Excavation and structural work add significant expense and more contractor hours. Custom Features: Vaulted ceilings, large new windows, built-ins, or specialty finishes can elevate the design—and the cost. Ways to Keep Costs Under Control While room additions are a significant investment, there are smart ways to manage your budget without sacrificing quality or design. Start with a Clear Plan – The biggest cost overruns happen when the scope isn't clearly defined. A detailed design and fixed-price proposal give you confidence before construction starts. Prioritize Needs vs. Wants – Create a list of the specific requirements ("must-haves") that make the space functional, and then layer in the nice-to-haves as the budget allows. Avoid Mid-Project Changes – Even small revisions once construction begins can ripple through the entire project, adding time and expense. Invest in Good Design – A professional design-build team helps you make decisions that look beautiful and stay efficient to build. Plan for the Future – Sometimes spending a little more now (for better insulation, durable materials, or flexible layout options) can save thousands in the long run by avoiding the need for future remodels or home improvement projects. When you plan intentionally and work with a skilled team that values transparency and quality work, your addition can be inspiring, cost-conscious, and nearly stress-free. Common Types of Room Additions and Their Typical Ranges Bedroom, Office, or Family Room: $100K–$150K Primary Suite Addition: $140K–$250K+ Kitchen Expansion: $150K–$300K+ Sunroom or Enclosed Patio: $80K–$140K Second-Story Addition: $250K–$400K+ These numbers are general estimates based on real projects in the Wichita area. A detailed design and scope is the best way to know exactly what your home will require. The Hidden Costs Most Homeowners Miss in Home Addition Projects Beyond construction, a few line items often surprise homeowners: Site Preparation: Tree removal (and related landscaping), grading, or foundation tie-ins. Material Escalation: Lumber, concrete, and roofing prices can fluctuate seasonally, changing the price of the job for reasons outside your control. Selections: Choosing high-end finishes can add up quickly. Timeline Adjustments: Weather delays or scope changes can impact total cost and schedule. This is where design-build shines — anticipating these details before construction starts so there are fewer surprises later. - Unlocking Your Home’s Potential: Transforming Your Basement
When you think about your home’s untapped potential, chances are your mind drifts toward the basement. Whether it’s a blank concrete canvas that’s never been finished or an outdated, well-worn living area in need of a fresh start, there’s a world of possibilities waiting below. As a luxury basement finishing contractor in Wichita, we meet homeowners all the time who express similar sentiments: “We don’t use our basement for anything right now.” “We want a better space for hosting, movie nights, or extra bedrooms.” “We just don’t know where to start.” If that sounds familiar, you’re not alone. The good news? Your basement might be the single biggest opportunity to expand how your home feels, functions, and lives. Why a Finished (or Updated) Basement Is One of the Best Investments You Can Make If your basement has never been finished, this is where the fun begins. You get to start with a blank slate and design a space that fits your family perfectly. A good design and build remodeler will walk you through: Space planning: maximizing natural light, traffic flow, and privacy HVAC considerations: ensuring the new space is comfortable year-round Moisture and foundation evaluation: no one wants surprises later Electrical and lighting design: warm, layered lighting makes all the difference High-end material selections: flooring, millwork, cabinetry, and finishes This is where a design-build approach removes overwhelming decisions and replaces them with clarity, creativity, and a well-thought-out plan. For Homes with an Outdated Basement Maybe the basement was “finished” years ago, but it feels dark, dated, or unused. We often see: 90s oak built-ins Drop ceiling tiles Carpet that has seen better days Small rooms instead of open-concept living Poor lighting Old bathrooms that need full updates If that’s your story, a basement renovation can completely transform how the space looks and feels. Modern Trends in Basement Design Today’s luxury basements lean toward: Warm LED recessed lighting Elegant wall treatments and modern trim LVP, hardwood, or polished concrete flooring Custom wet bars Glass-enclosed gyms Spa-like bathrooms Thoughtful soundproofing for theaters or bedrooms A high-end basement finishing contractor will guide you toward a cohesive, elevated design that matches the rest of your home. How Much Does a Basement Remodel Cost in Wichita? Because every basement is different—size, layout, existing conditions, and mechanical systems—we never give a one-size-fits-all answer. But here’s a general idea: Unfinished to Fully Finished Basement Projects often range from $70,000–$200,000+ , depending on: Square footage Number of rooms Custom features (theater, gym, bedrooms, kitchenette, bathroom) Level of finishes Basement Renovation / Updating an Existing Space These projects typically range from $40,000–$150,000+ , depending on how extensive the remodel is.
