By Christian Raab Is Your Home Letting in Problems You Can’t See? You’re not imagining it—your home feels drafty, your energy bills keep climbing, and that one window won’t shut all the way. You know it’s time to replace your windows… but with so many options out there, it’s hard to know which method is best. I have talked to many Wichita homeowners and I know it can be overwhelming!  Many Wichita homeowners are being sold insert windows. They sound quick and cheap—but they may be covering up bigger problems. Early in my career I worked for a contractor that did this kind of window replacement and I was shocked how quickly we could remove and install new windows. There were three of us and we could replace the windows in a 2000 square foot home in about 1-2 days. I thought it was really awesome!  As I grew in my knowledge of construction, however I soon realized that pocket windows in many cases are covering up problems. I soon realized that many of the problems with windows are not just the window but the frame around the window, the lack of insulation between the window and framing and the rot on the framing around the window. Doing the pocket window method does not reveal any of these problems. The Real Problem: Insert Windows Don’t Address the Frame Insert (or “pocket”) windows slide a new window inside your old window frame. That sounds convenient—until you realize: The old frame could be rotted, moldy, or poorly insulated and you would never know! There’s no way to inspect or repair water-damaged framing Your new windows are only as good as what’s underneath them That’s like putting a new roof on a leaky foundation. It looks good now—but the hidden damage keeps growing. Love the idea of an open concept kitchen but are afraid of the sacrifices you'll have to make in the way of storage? Don't worry—we have options! In this post, Pinnacle Remodel owners, Rachel and Christian Raab, walk you through the common challenge homeowners face when moving to an open floor plan for their kitchen : how to keep generous storage when you've opened up walls and added a large island. This post outlines the practical solutions we used to preserve—and even improve—storage in a remodeled open kitchen. The challenge: opening the kitchen without losing storage Open concept kitchens are popular because they create a welcoming place to gather with family and friends. The problem is, often, an open concept kitchen is easier to implement than open concept storage. The absence of walls where cabinets or shelving can be installed leads to a drastic reduction in storage. Take a recent open kitchen project we did, for example: We removed two walls to open the kitchen to the living room and dining room, and added a large kitchen island to anchor the space. The result was a modern, airy layout with a cohesive living space and dining space—but it also meant fewer walls for upper cabinets. Where people traditionally store plates, cups, and everyday items in cabinet spaces along the kitchen walls, that simply wasn't available after opening up the layout. The question became: how do we maintain ample storage while preserving the openness our clients wanted? The primary solution: a large walk-in pantry For this kitchen, the most effective solution was adding a large walk-in pantry. A dedicated pantry delivers several benefits that make it an ideal complement to an open concept kitchen: Tons of food storage:  Open shelving and organized zones for canned goods, dry goods, and bulk items. Open cubbies or storage boxes can be used on open shelves to maximize space and organization within the pantry. Cutting boards can be stored vertically to free up some extra space while being easy to access. Small countertop space:  A short work surface inside the pantry provides a convenient spot for food prep, staging dishes, or housing small appliances out of sight. Additional drawers:  Built-in drawers in the pantry add more storage for linens, small appliances, and other items that don't belong in the main kitchen footprint. Properly organized, these drawers reduce clutter and make the most of a small space. Flexible shelving:  Adjustable shelves accommodate everything from larger items like cereal boxes to spare platters and decorative dishware. A properly designed walk-in pantry allows you to keep sightlines open and maintain the style and visual appeal of a modern kitchen without sacrificing organization or storage capacity. You can also design the pantry to your needs and square footage. Some people build a more complete butler's pantry with a sink and closed cabinetry. This can be a perfect place for staging and prep when entertaining, and with some wall space to work with, you can add wall-mounted hooks for hanging towels and aprons. Another benefit of a butler's pantry is that it has its own storage behind closed doors but it doesn't infringe on the spacious feel of the kitchen, dining area, and living area in your open-floor plan home. Other cabinetry solutions to maximize storage In addition to a walk-in pantry, there are several targeted storage solutions we often specify to make the most of available cabinetry: Trash pull-outs:  Built-in waste and recycling pull-outs in lower cabinets keep bins hidden and free up floor space. Dedicated knife and cutlery storage:  Integrated knife pull-outs or cutlery organizers improve safety and free up drawer space. Base cabinets on the back of the island:  Adding storage to the island's rear gives you a place for less frequently used items—like specialty bakeware or seasonal items—while maintaining a clean front-facing look for entertaining. An open concept kitchen doesn't have to mean compromised storage. By Christian Raab Is Your Home Letting in Problems You Can't See? You’re not imagining it—your home feels drafty, your energy bills keep climbing, and that one window won’t shut all the way. You know it’s time to replace your windows, but with so many options out there, it’s hard to know which method is best. Homeowners often consider insert replacement windows, which are generally quicker and less disruptive than full frame replacement, making them an appealing option for many DIY projects or smaller renovations. I have talked to many Wichita homeowners, and I know it can be overwhelming! Many homeowners are being sold insert windows. Insert window replacements are installed within the old window frame if it is in good condition. They sound quick and cheap, but they may be covering up bigger problems. Early in my career, I worked for a contractor that did this kind of window replacement. I was shocked at how quickly we could remove and install new windows. There were three of us, and we could replace the windows in a 2000 square foot home in about 1-2 days. Insert replacement windows can often be completed in just a few hours, while full-frame replacement of new construction windows may take several days. I thought it was really awesome! As I grew in my knowledge of construction, I soon realized that pocket windows, in many cases, are covering up problems. Many issues with windows are not just about the window itself but also the frame around it, the lack of insulation between the window and framing, and the rot on the framing around the window. The pocket window method does not reveal any of these problems. Insert replacements do not address issues with the entire frame. A full-frame window replacement allows for a complete inspection and repair of any water damage. Full-frame replacement involves removing the entire existing window, including the frame, to allow for a more thorough installation. This method can provide better insulation and is effective for improving energy efficiency. Without further intro, let's dive in and explore the difference between full frame vs insert window replacement. The Real Problem: Insert Windows Don't Address the Frame Insert (or “pocket”) windows slide a new window inside your old window frame. That sounds convenient—until you realize: The old frame could be rotted, moldy, or poorly insulated, and you would never know! Insert window replacements often retain the existing window sash, which may hide underlying issues like rot or poor insulation. There’s no way to inspect or repair water-damaged framing. Your new windows are only as good as what’s underneath them. With insert window replacements, the new window unit is inserted into the existing frame, rather than replacing the whole frame or rough opening. The fit of the new window within the existing frame (how the window fits) is crucial for performance, but may not address deeper structural issues. Limitations of insert window replacements: Insert window replacements typically only provide new sashes and hardware, not a full replacement. That’s like putting new siding over rotten framing—it looks good now, but the hidden damage keeps growing. By contrast, full-frame window replacement ensures that the framing and insulation are properly addressed, minimizing heat transfer  and improving long-term energy performance. Kitchen Highlights The kitchen was reconfigured to become the home’s focal point. Highlights include: A large, functional island providing workspace and seating for family life. Plentiful custom cabinetry for storage and refined millwork details. Full-height quartz used for countertops and an extended backsplash—an elegant, low-maintenance choice that reads timeless. A walnut butcher-block accent for warmth and contrast. Opening the kitchen into the adjacent living areas dramatically changed how the home feels—moving it from closed-off and dark to bright and inviting. Bathrooms, Master Suite, and Built-Ins We continued the Southern Traditional language through the bathrooms and master suite with extensive built-ins and carefully selected materials: Custom vanity with walnut accents and marble surfaces. A corner shower with double shower heads for comfort and functionality. Heated flooring in key areas for everyday luxury. Extensive marble used selectively to elevate the overall finish palette. A custom built-in in the master bedroom sized precisely for the clients’ TV. A U-shaped closet layout behind the master built-in, providing organized his-and-her zones and a custom shoe display. "The heated floor... made me a believer. It felt amazing." Structural Challenge: Vaulting the Ceilings One of the most impactful changes was opening the main living space by vaulting the ceilings. The existing home had low, eight-foot ceilings that contributed to a closed-in feeling. To gain the open, airy proportion the clients wanted, we needed to install a long engineered beam to carry the loads after removing interior walls. That meant bringing a 35-foot engineered beam onto the site and lifting it into place—an operation that required careful planning and coordination. We could not pass the beam through the front door, so we removed a window to gain access, coordinated the crew, and set the beam nearly 16 feet in the air. That structural move transformed the sense of space and light in the home. "My favorite part by far was vaulting the ceilings... we had to install a 35-foot engineered beam, and by far that's my favorite part." Materials & Finishes The material palette reinforced the Southern Traditional aesthetic while remaining practical for everyday life: Marble is used selectively across bathrooms and feature surfaces for classic elegance. Full-height quartz in the kitchen for durability and a clean, continuous look. Walnut butcher block and custom millwork to add warmth and craftsmanship. Reworked the kitchen layout with new cabinetry and surfaces to maximize usability and visual appeal. Installed a custom black shiplap range hood to anchor the room and support the farmhouse aesthetic. Selected and installed subway tile backsplash, coordinated grout color, and granite countertops for a cohesive look. Updated flooring throughout the renovated areas to create a seamless flow and durability. Made tile installation and specialty finishes suggested during design. Wood tones tend to be medium to darker, rather than the very light finishes that are trending in other styles. A real-world example: a traditional bathroom We recently completed a bathroom remodel that illustrates many traditional characteristics. The space used natural stone—travertine—for flooring and wall surfaces, paired with classic trim elements. Pencil trim and detailed molding added the finishing touch, reinforcing the timeless aesthetic.
